One of the reasons why the public outcry over the pandemic restrictions has been so muted is that the full costs of the lockdowns are often obscured by government edicts that prevent markets from making those costs known. This weekend, one of those edicts finally expired.
As many as 1.95 million households across America owed a collective $15 billion in back rent when a nationwide eviction moratorium expired this weekend, according to Federal Reserve Bank of Philadelphia estimates.
That number will reach 2 million by December, according to the report released Friday. In Pennsylvania, about 60,000 renter households will owe $412 million come August.

I know that I ain’t that bright and miss a lot, but I still like to try and figure things out (including where I went wrong). On the surface, this does not strike as a good situation and complex as hell to me to boot. If I am reading things right, it sounds like a crap ton of people who couldn’t pay rent are going to be evicted and landlords are going to have a heck of a time getting back rent from people who couldn’t pay the rent before—getting blood from a stone sort of thing. Crappy situation for all involved is probably an understatement. What happens to the housing market when both housing supply and demand are flooded but people don’t have the cash to pay? If things stay civil, my guess is that rents are going to drop, and property values consequently decrease as they try and find a new balance. That makes me wonder about the impact on banks, mortgages and the bailouts of 2009? It gets both messy and way beyond me fast. Maybe someone can shed some light.

What about unpaid property taxes? If landlord can’t cover his costs then who pays the taxes. The governments created a nasty little catch 22 here.

The gov’t comes in and says to landlords and renters alike: “We’ll pay off you debts, but you will agree to take the jab and give up your rights to own property. There, there, be a good little zombie and you’ll get a UBI too.”
The quantity of vacant commercial real estate in my town is growing enough that people are going to start noticing.
The courts will intervene on a case by case basis, and there will be no mass evictions. However, many landlords will lose their property either to upaid taxes or loan defaults. There will be turmoil in the real estate markets, but, again, no one will be put out in the streets.
