Is it a housing problem or a land problem? I have 10 acres I want to separate to build my retirement home and my real estate lawyer says forget it. It will never be approved even though the lot has 350 feet of road access. I live in the Greenbelt, you know that thing that rings Toronto and locks in high housing prices? Oh, and the salamanders. Let’s not forget the spotted salamanders.
Here in CA where the fa&&ott Scott Weiner has eliminated all single family zoning … so your 10 acres would be eligible for about 5,000 units or 10,000 Carney modules. Zoning is racist, elitist, or something … so stand-by … your new Super-leftist government will go full Weiner on your zoning regs … and then you’ll be REQUIRED to fill your property with Dr.Zhivago comrade housing modules.

Yes, if Carney is prime minister he will enact policies that enrich his numerous business and green interests, at the expense of taxpayers. This isn’t idle speculation. He’s already done this as Trudeau’s economic adviser with the heat pump policy. That policy decision was beneficial to Brookfield and Carney’s corporate class environmentalists.
IIRC, the Liberals are also looking at a policy change that would allow foreign investors to access CMHC backed loans to build multifamily dwellings. Probably to further along the pet project of one of Carney’s top advisers who is one of the biggest proponents of the Century Initiative (increasing the population of Canada to 100 million). After a successful election they will likely continue to allow a million or more of insufficiently vetted people into Canada. Carney and his corporate cronies will profit handsomely by housing them with skyrocketing rents and home prices.
I saw a video of that nationwrecker Mark Wiseman , of the century initiative , being interviewed about the million plus immigrants they want to bring to Canada every year. He stated outright that there was no need whatsoever to vet or check any of the immigrants we let in and that it can be done after they’re allowed into the country. This guy Mark Wiseman of the century initiative is a monster in human form who’s greed for money is insatiable and has absolutely no bounds.
Yep, very few Canadians know about the Century Initiative and their bizarre immigration policies. Despite the obvious problems that mass immigration has caused – poverty, decreases GDP per capita, crime, unemployment, homelessness, overstretched healthcare – Carney has Wiseman as a top adviser. Must mean Carney is a true believer in the Century Initiative despite the all of the pain it’s caused Canadians. My guess is that it’s all about enriching himself and his business partners.
Because of this lack of understanding of the Century Initiative and Carney’s suppprt for it, Canadians will have no idea until after the election about their plans for more mass immigration without proper vetting.
Globalists like Carney see no distinction between private enterprise and taxpayer funded largesse, between business and government, all of which exist to serve their status quo of power for its own sake, elections just opportunities for power, promises jettisoned right after elections. Why boomers of all people give these liars credit for credibility, honesty or ethics, after being lied to election after election bemuses but not amuses me.

Modular construction might save five to ten thousand dollars on a stick framed home that, if built in the lower mainland or GTA, due to bureaucracy and scarcity of private developable land will cost well over a million dollars. In BC, the most feudal province in the deranged dominion, 5% of the land is privately owned: 3.3% in agriculture and restricted from development and 1% in forest management leaving 0.7% for urban use for the whole province. 95% of BC is provincial and federal Crown owned although the BC government as active participants in the grievance industry is gradually inverting the apartheid so that those with any indigenous DNA are the “restored” communal owners under their various communist dictatorships. Next door in Alberta, 30% of the province in privately owned and the cost of equivalent homes is 1/3 of the lower mainland or the GTA.
No need to analyze their housing promises because they were clearly written on the back of an envelope.

For some reason Canadians are risk adverse to the stock market much more than Americans are. As a result the average Canadian that generally votes Liberal is either unwilling or unable to invest in the stock market. Now factor in the billions of dollars that the government fleeces from all Canadians to ‘invest’ in government projects that generally have a zero RofR. EV battery plants, solar and wind farms, drug laboratory plants, armed forces replacement equipment, the list is as endless as is the Liberal quest for Utopia. So now we have another 25 billion dollar plan to provide housing because of the shortage that the Liberals created in the first place, and still the so-called ‘intelligentia’ will waste another chunk of their life voting for the Liberals because they will not believe that they have been lied to ever since Pierre the Elder said “Just watch me!” The lies continue apace with the latest iteration of Liberal promises from another leader that couldn’t reconcile his cheque book without his personal assistant, much less run a beach side bar in Mexico.

Let me tell you my Canadian story.
Back in 2005 (Edmonton) my son and I spent a year in the basement working evenings and weekends writing some fantastic software (I had a crazy idea) to manage large real estate developments. I went to all the largest developers in Edmonton (home at the time), Calgary, Vancouver & Toronto. All said “if this so good why hasn’t someone else developed this (meaning Silcon Valley). Hard to think out of the box when an Edmonton IT man and is 19 YO son could develop great code… let alone have a knock your socks off great pitch.
in 2006 I got a lead on a large developer based in LA. They said “if you can deliver what you say you can you have a deal”. We did and guess what? in 2007 we moved our home and corporate office from Edmonton to LA. We now service the US coast to coast, with 15 major city branch offices with over 100 employes. Canada could have won, but they lost out big time, USA and my family won. “Buy American, Build American” MAGA by a Canadian family.
As a side note, the number of large Canadian developers building in the US is huge. The only time I smile about Carney is when Brookfield executes our project agreements and our accounting dept deposits their lovely remittances.

Who buy guaranteed investments that are only guaranteed to lose money after taxes and inflation.
Dunno if Canada is like UK, but here in Dear Blighty the main restriction on making “housing units” i.e. buildings wot folks can live in, is – **Tarraa** – Government!
Firstly planning restrictions (permits to build) – always have tended to say “no” but over the last few years have increased exponentially in the hoops that must be jumped through, even given a reluctant “yes” (but you’ve now got to do all this extra – and expensive – stuff, bat surveys, badger surveys, environmental enhancement scheme, etc…).
Secondly the continual up-ratcheting of building standards e.g. environmental requirements and net-zero stuff, and the complexity of systems to demonstrate compliance (gotta buy an expensive report from someone with the Gov mandated software – can’t do it yourself…)
And the additional joke is that all of the bureaucrats imposing this stuff are not only unable to build anything themselves but are also incompetent at what they are supposed to be doing – but never fired.
As my granny used to say: hanging (after of course a short but fair trial) would be too good for ’em.
