Have you checked out building material prices lately? 4X8 sheets of sheathing plywood used to sell for $20 now its $39. All the price increases are similar, who can afford to build a house now, all this stems from the “great lockdown” when supply dried up and prices skyrocketed, they have come back down to their current level but thats really still not great. Most provinces have so many regulations strangling builders from actually getting on with the job that they really aren’t building much unless you contract and pay upfront. Not too much “spec” house building going on around my area.
