In big town/small city Alberta a few years ago my landlord apologized for a rent increase. He showed me his 1992 tax bill and it was $1,600 and he showed me his 2013 or so and it was $16,000. Town councils are worse than Red Rachel’s Bolsheviks when it comes to spending.
Calgary is a city out of control when it comes to spending. They’ve had a liberal mayor in charge for 50 years or going back to maybe Rod Sykes. Edmonton even further.
Haven’t heard that the 2017 business tax bills are out yet in Calgary. Given the location, and its size, do wonder if there is new development planned for that site. Though, with a fairly large building next door, a consolidation of sites isn’t that likely.
If it were NOT for Prop 13 here in CA … property values would plummet as long-term residents would be priced out of this state. I know, that if the Democrap supermajority in the State Legislature decided to ERASE Prop 13 (as they routinely suggest they will) … I would be forced OUT almost immediately and a significant amount of my personal wealth would go down the crapper.
FIVE percent would be a DISASTROUSLY massive tax payment for property here in CA. MASSIVE.

I think “best use” of the property is the issue here, not taxes
I think the people running that restaurant know more than you do about what the issue is for that restaurant.
I never had the pleasure of eating there, but to walk by and smell the gifts these chefs were preparing for their guests was simply, a measure of heaven.
I’ve only heard good things about this restaurant.

… and there are many others teetering on the brink. The Calgary City Council’s next election should be only, ONLY, about the level of taxation in Calgary. The hoods in City Council are insatiable for revenue.
I wish we could have a local referendum on if taxation should be reduced by half and let the cards fall as they may.
Everyone else outside of gov’t is taking it on the chin, while gov’t says they’re restraining themselves by freezing tax levels.
Let them cook gooey deserts for “bake sales” to pay their mortgages.

The progressives just don’t get basic economic principles. Apparently, Economics 101 is not required for a degree in fine arts. One of the first things you learn is the law of diminishing returns, a very important lesson when if comes to taxes. The Mayor of Calgary is an academic, need I say more about his business acumen.
Yeah sure….with a 30% vacancy rate, the highest and best use of the property is likely as a parking lot. The building itself should be torn down. Wouldn’t hurt if you just once knew what the hell you were talking about.

highest and best use is a realty term, and the building owner, or the city could use that to remove a building for better (higher taxes) use. As to pizzeria, that’s in reference to the probable owners. We have a lot of those immigrants in Toronto, who, like some muslims do NOT integrate very well. And Joesy, I took my real estate license course, and sadly was to top of my class, and that was when missing 25% of my classes. Butt I made up for the missed classes by going to the bar the night before I wrote the final. I know exactly what I’m talking about, it’s that you are too fvcking stupid to “git it”. I also took my FSU 101, plus about 28 other courses.
Now next time you decide to open your pie hole, maybe think outside the box, so you may marginally git what I intend:-))

This isn’t about one restaurant or the economics of operating a restaurant at a specific location. Calgary has had piles of closures of service and retail stores and eateries all over the city in the last two years. Lots and lots of other places are hanging on by a thread.
You’ve had drastic cuts in staffing, ingredient quality and menu size to try and stem losses as most places can’t afford to raise prices or they will lose more customers.
We still have lots of great places in Calgary and new ones are opening but it isn’t like most of the last 15 years. Again, it’s all a result of socialist policies at the provincial, federal and local level. They can’t destroy an economy the size of Calgary but they can degrade the quality of life to the point where people quit and leave. That’s where we are heading now.

Had a few bites of the worst inedible meal in my life in that restaurant, a few decades ago. Otherwise I “sort of” remember a couple of great bar and band nights back in the eighties.

Had the pleasure of dinner there many years ago during a multi-day meeting with railroad folks there. It was definitely not a pizza joint, although there’s absolutely nothing wrong with pizza. It was a fine dining establishment with accomplished chefs manning the kitchen.

Heh, I’m positive the restaurant was Greek back then, had a very nice ambiance, day or night. I just happened to have one bad tasting zucchini dish of some sort.
Both restaurants are now gone, but the girl is still here, t’was obviously pretty memorable!
