  2. This is not surprising, as multiple pre-sales for MFDs have utterly failed in the last few months, including a few relaunches. Additionally, buildings that are closing aren’t able to be mortgaged or take advantage of the “Assignment rights” because the values of the units are lower than the sale price. Some banks are trying to help, by accepting “declared value”, with the hope that by the time the mortgage renews it won’t be for over 100% of the equity, but they are also pricing that risk into the mortgage rate.

    We may even see the return of the mid 80s crash in Toronto.

  3. Consider the stupidity of a government trying to increase housing starts in an environment of FALLING house/condo prices. It’s almost amazing how stupid it is. No builder is going to go for that.

    But even more stupid is that GOVERNMENT POLICIES are what is driving the prices down, specifically taxes. Remove the capital gains tax, prices go up. Magic, right?

    But the crowning glory is that all this is happening at a time when housing is at an all-time shortage, and people are literally living in tents in the parks in the WINTER, because of government immigration crushing Canada with unwanted, un-needed and unwelcome -hordes- of immigrants from the 3rd world.

    Think of it. This government has managed to create falling house prices during a house shortage. Amazing.

  6. Here in CA … the government loads up every project with expensive and unnecessary pet “solutions” to problems THEY have created. For example: All new homes and remodels that add more than 50% of the existing floor area require fire sprinklers. That adds about $6.00/sq.ft. to project cost. PLUS! You need a new dual-service, upgraded water meter. The last one I dealt with was $40,000.00 – for JUST the water meter. That’s not an exception of some sort … that’s the average cost for the physical water meter + “capacity fee”.

    Remember! “We don’t have enough water in CA” .. but we FLOOD (sorry) the State with illegals and say we need to build 3.5 million new homes by 2030. That’s a LOT of new water meters for water we don’t have. Oh! And to make it worse … ALL those NEW 3.5 million homes … need to be “affordable”.

    So … assume you were lucky and bought a little 1,200 sq.ft. Post war fixer-upper and want to add 700 sq.ft to create a GARGANTUAN McMansion of 1,900 sq.ft. *snicker* … you will pay $40,000. + 1,900 x $6.00/sf = $51,400.00 … JUST to pay for the fire sprinklers. Nope. The fire sprinklers add NOTHING to your homes value. Add NOTHING to your homes enjoyment or operation. And no … the fire sprinklers INSIDE your home will do NOTHING to help prevent a wildfire. In fact the residential fire sprinklers are only designed with flow required for 4 sprinkler heads fully operational. Four heads. If you’re lucky it will extinguish grandma’s dropped cigarette.

    Oh! And solar panels are required. “Cool Roofs” are required. Title-24 Energy Regulations are costly … and I haven’t even gotten into the Planning and Permit Fees … or the School District Developer fees which are over $6.00/sf in my area. Some cities actually have an “Affordable Housing Fee”. In Oakland, that AHF is: $24,000.00 per new home.

  7. Canada is a very, very large place and most people who live here don’t want to live in most of it.
    Its too cold and too dark for too long with “a whole lotta nothin” as far as the eye can see.

    Even if it could, the government doesn’t want to solve problems.
    And it certainly doesn’t want to solve problems it made on purpose.

    The provinces and municipalities are also retarded fools.

    I’m in BC trying to build a shop and boathouse, essentially a medium size garage, at a cottage property. The number, variety, cost and insanity of the hoops I have to jump through are startling.
