  7. There are many questions starting with who sold Khadr the property? Where is the seller living? Did the seller reinvest that money in Canada? Did the seller buy other real estate? If so, where? True, it’s not Khadr’s business, but worth knowing, as far as an investigation goes. One has to follow the money.

    Is said property really worth 3 million? Was there 6an appraisal? Why pay cash? Why wouldn’t Khadr get a mortgage on the property, using his money as collateral? Why wouldn’t Khadr use his money to invest elsewhere?

    What are the units returning in rent? What is the city’s assessment of the property? What are the taxes? What are the insurance costs? What are repair costs? Is there more land to expand the building? Is there more resalable, divisible land attached to this purchase? What is the traffic in the neighbourhood like? What else surrounds the property, and what is the potential for future growth in said neighbourhood?

    Again, is it worth the 3 million?

    Will the victims of Khadr’s crimes put a lien on the property? Will their legal costs be worth doing so? A sale would have to occur to get compensation. What would the property have to sell for to make this worthwhile? Doing so would not necessarily render a stake in the eventual sale price. Or would It? Who would want to buy this property in this economic down-time, in this province? What are the chances of a sale? How long was said property on the market before Khadr purchased it? Wouldn’t it take a longer time to sell if the property were more costly? Probably.

    Again, is it worth the 3 million?

    Most importantly, why would Khadr want to buy this Commercial property? Did he buy himself a house or condo in an upscale area? If not, why not? Did Khadr purchase said property just to see whether a lien would be slapped on it? More than likely, is my guess.

    Is it worth the money? Is he and his lawyer playing games? Probably. They established a numbered Company. The lawyer is certainly doing well. The Government is reaping the benefits. There is GST galore, multiple times.

    The guy is in business.

      The listed home address was assessed by the city of Edmonton at $492,000 (removed from real estate listings in Oct 2017), which edges out the good doctor by 30k. The commercial property was assessed at $1,534,500 and had previously been sold (in ’99) at about 850k.

      For nold, below, the only rule is that there must be appropriate FinTrac forms filled out for any transfer equalling or exceeding $10,000. It wouldn’t literally be cash, but an e-transfer or bank draft. The CRA knows who spends that kind of money, but in this case, it’s hands-off for them anyway.

      Good luck to the families extracting their settlement. I hope they leave the Khadrs (and his partner) in penury.

      1. That Shelby Haque link is interesting. He received his MD in 2004 and an MBA in 2010 and works full time as an emergency doctor at a local hospital along with his work at the U of A as a Muslim chaplain. Busy guy.

So if $3m is way overpriced, if, and when,the Speers family get a court order claiming the property, that’ll be the FMV for the court settlement, but when the property is actually sold, they’ll likely only get half on the open market. So $1.5m has been sequestered away from the Speers family.
      Any more real estate purchases by Khadr, and his numbered company since then?
      Any investigation on the seller, and relationship to Khadr?

    Who was the original owner and what was the fair market value? Possibly a lending institution because Alberta real estate values are very depressed right now?
    Which financial institution holds Khadr’s cash?
    Which financial institution deposited the vendor’s 3 million cash? Aren’t there regulations against that sort of thing?
    Many questions to come.

    1. I know the value of this commercial property since we owned & then sold a very similar property in a similar north Edmonton neighbourhood two years ago; property values have not increased since then…

      The City of Edmonton tax assessment has always been within 15 percent of actual value; usually a fraction high. We rented our property at $14 per square foot + common costs; it is difficult to ask for more since the property is located in a non-vehicular residential neighbourhood across from a school (which limits the type of tenants).

      In my opinion, Omar paid 1 – 1.5 million more for this property than it could be sold today…

  11. No point discussing Khadr the millionaire, we paid him for getting caught killing a US medic in the battle field and claiming torture. He and his tribe are our responsibility no matter what they do including treason because, to quote the venerable Ralphie Goodale, “a Canadian is a Canadian, is a Canadian”. Omar Khadr can live a life most good citizens of this once great country could only dream of.

  14. Here’s a comparison for the voters to guide them in their deliberations:

    Admiral Norman. Without evidence (that I’ve seen), the Admiral is accused of but denies leaking information or any other breaches of trust. What leaks did happen were for the good of our nation in the form of a better supply ship than the Irving losers could build. Norman is made the scapegoat and his defense if prejudiced by Crown refusal to release his own official emails.

    Khadr. With plenty of evidence, the child terrorist admits to murder, bleats, without evidence, he was “tortured,” is nonetheless repatriated, though the SCoC made no such ruling (the opposite in fact), is then released on bail, but with an apology, prejudicing the appeal for murder for which he still stands convicted, lets him go free while giving him $10million as “compensation.”

    A tale of two political intrigued cases:

    Norman (perhaps) crosses the line to support his nation’s interest, is railroaded without evidence (so far?) and denied the proper means to defend himself, due to political interference, which seeks to destroy a good man for their ends.

    Khadr crosses the line to betray his country (when convenient), is given a fair trial in which he admits guilt, then is released without due process or care for his victims, his route to justice prejudiced due to political interference, to prop of a murdering fiend who hates this country, given every means to not be held accountable for his misdeeds.

    Go figure. I hope the voters see the common thread of government interference for theirs, not the people’s, ends.

      Perhaps Omar intends to turn the decrepit strip mall into a “Friendship Center”, where he can train young jihadis in important skills the better to assimilate them to lovely diverse Canader. The government of Canada would fall all over themselves to grant him millions to upgrade the facility and modernize it. And I mean ANY government, Scheer,Trudeau,Garneau or anyone else.

      btw, does anyone know if the American lawsuit carries any legal weight in Canada? Or is it like a Reno divorce, not recognized anywhere in Canada?
