Doesn’t seem like a dispute over unpaid rent in the common sense of the term, more like improvement and repairs the Landlord alleges that the Tenant didn’t complete.
WHO KNOWS if the Landlord has crossed all its Ts and dotted all its Is regarding the amount of proper warning given to the Tenant before this termination and trespass notice was issued?

Well,batb, Ruby Dhalla is the elected MP for Brampton Springdale but she doesn’t live there.
Would that require a correction?
She’s so tied up with Nannygate she’ll have to be forgiven for perhaps overlooking little details, like paying rent for her office, if indeed that was the reason for her getting an eviction notice.
‘ENTITLEMENT’ – it’s a wonderful thing. . . .
Notice that neither Ms Dhalla nor the bailiff denied that there WAS a letter of termination of the lease.
Janke gave Dhalla the opportunity to deny such a letter; he specifically asked her about its existence. After all, her original email to him did not refer to the letter but only declared that her office was not closed but was open.
Janke asked the bailiff about the situation. The bailiff did not say: ‘Letter? What letter?’. Instead, he simply said : ‘the matter has been resolved’, which is a clear admission that a situation about her office had indeed existed; that there was a letter of termination of lease, and – that the ‘matter was now resolved’.
Usually in such situations the tenant is given some notice before the bailiff steps in; that means that Dhalla had been ignoring the terms of her lease until this letter.
